First-Time Buyer's Guide to the Orange County Market

Buying your first home is one of the most exciting big steps you can take in life — and one of the most stressful. I know from experience: my own first purchase in 1996 was a for-sale-by-owner, and it was one of the worst experiences of my life. When I got into real estate five years later, I vowed to give every first-time buyer the experience I wish I'd had.

Start with financing, not house hunting

Before you tour a single home, talk to a lender about what you comfortably qualify for. In Orange County, first-time buyers commonly use FHA financing (as little as 3.5% down) or conventional loans with lower down-payment options. Your monthly number — not the max loan — should drive your price range. Property taxes in California run roughly 1.1–1.25% of the purchase price, and many newer communities add Mello-Roos and HOA dues that a listing price won't show you.

Understand how fast things move here

Well-priced Orange County homes often receive multiple offers within the first week or two. That doesn't mean you have to overpay — it means you need to be decisive and work with an agent who will get you into homes quickly and help you structure a clean, credible offer. I've closed an FHA purchase in 25 calendar days when timing mattered to my client; speed and strength aren't trade-offs.

Don't skip the inspections

Waiving contingencies to compete is a gamble with the biggest purchase of your life. A professional home inspection costs a few hundred dollars and can save you tens of thousands. Older Orange County homes (many built in the 1960s–80s) can have original plumbing, cast-iron sewer lines or deferred maintenance that's invisible at an open house.

What your agent should actually do

Your agent should walk you through disclosures, negotiate repairs and credits, coordinate escrow and lenders, and stay available after closing — not just unlock doors. If you're renting right now, the math on ownership is worth a real conversation: building equity, fixed housing costs and the freedom to make a home yours.
